This Victorian terraced property in AL5 had original solid wood flooring hidden beneath decades of carpet and poor finishing work. The owners wanted to restore the boards to their former quality, revealing the character beneath. We carried out comprehensive sanding and refinishing across the ground floor, returning the wood to a condition worthy of the period property.

About the project

The flooring in this AL5 property had been covered for approximately forty years. When we removed the carpet, we found solid pine boards with significant surface damage, including deep scratches, staining, and residue from old adhesives. The boards themselves remained structurally sound, but the top layer required aggressive sanding to reach fresh wood. Our approach involved starting with coarse grit paper, 60 grit, before progressing through 80, 120, and finishing with 180 grit. This process took three days and removed roughly 2mm from the surface. The customer was particularly concerned about dust, as they have respiratory sensitivities in the household.

We managed this by deploying HEPA filtration throughout the sanding process, which captured approximately 95 per cent of airborne particles. The dust collection system attached directly to our belt and orbital sanders, with additional portable units positioned around the work area. Once sanding was complete, we identified several gaps between boards that had opened due to movement over the years. We filled these using wooden slivers matched to the pine species and colour, ensuring they worked with the wood's natural movement. The final stage involved applying a water-based matte finish, chosen to protect the wood while maintaining the authentic appearance appropriate to a Victorian property.

AL5 covers Watford and surrounding areas with a mix of older residential properties and modern developments. Victorian and Edwardian terraces dominate the period stock, most of which feature original solid floorboards beneath modern coverings. These properties typically contain softwood floors, pine being most common, occasionally interspersed with hardwood strips in reception rooms. The age of many properties in this postcode means the original finishes have long since worn away, and boards have often suffered from moisture fluctuations and poor maintenance. We regularly work on these properties, where restoration rather than replacement makes financial and practical sense.

Newer builds in AL5 tend to feature engineered or laminate flooring, which we don't sand. How long does the sanding process take?

Most residential jobs require three to five days, depending on floor size and condition. A 100 square metre space usually takes four to five days. During this time, the property isn't really habitable due to dust and noise, so we recommend clients arrange alternative accommodation if possible. Once sanding is complete, finishing adds another day or two before the floor is fully cured.

Is your sanding process dust-free?

We minimise dust significantly using HEPA-filtered extraction systems attached directly to our machinery. This captures the majority of particles during sanding. However, "dust-free" isn't technically accurate. Some fine dust can settle after work, so we conduct thorough cleaning on completion. If dust sensitivity is a concern, we discuss additional precautions during the survey visit.
