We recently completed a full floor sanding project on a Victorian terraced property in St Albans, where the original oak boards had been covered with carpet for several decades. The homeowner wanted to expose the character of these period floors and bring them back to their former condition. About the project

The property was a three storey Victorian end terrace with approximately 120 square metres of original flooring across three rooms on the ground floor. When we arrived, the boards were in uneven condition, with some areas showing significant cupping and movement where moisture had penetrated beneath the carpet. There were also several patches where previous repairs had been made with different wood species, creating an uneven surface that needed careful attention during sanding.

We approached this job methodically, starting with a thorough assessment to identify any boards that had warped beyond reasonable correction. The main challenge was managing the dust output, particularly given that the property was occupied during the work. We set up a contained sanding system with HEPA filtered extraction running throughout each session. We sanded in stages over five days, allowing the wood to settle between each grit progression. This slower approach meant we could monitor the floor's response and adjust our technique where boards were particularly stubborn. The final finish was a two pack polyurethane seal, chosen for its durability on high traffic areas and resistance to household spills.
