This Victorian property in Harpenden required extensive floorboard sanding to restore original timber flooring that had been covered and neglected for decades. The homeowners wanted to return the ground floor to its former character while maintaining the practical durability needed for a busy family home. We completed the full sanding process across approximately 85 square metres, working carefully to preserve the period features whilst achieving a contemporary finish.
The property presented several challenges typical of Victorian properties in Harpenden. The original floorboards varied in width and condition, with some sections showing previous water damage and patches of earlier repairs. Years of carpet coverage meant the timber had developed movement and minor cupping in places. Our approach involved careful assessment of each area before beginning work, adjusting our sanding sequence to account for the uneven surfaces and harder patches of old adhesive residue.
We scheduled the work over four days to minimise disruption while allowing proper drying time between stages. The client chose to stay elsewhere during this period, which enabled us to run our dust extraction systems continuously without concern for household activity. This proved essential given the volume of fine dust that floorboard sanding generates, even with modern extraction equipment in place. We sealed the room openings with temporary barriers and maintained negative air pressure to keep dust contained within the work area.
Harpenden attracts a mix of property types reflecting its Victorian and Edwardian heritage alongside newer residential developments. Victorian properties predominate in the older parts of town, typically featuring original pitch pine or oak flooring beneath later carpet layers. Edwardian properties tend to have slightly different timber qualities and plank widths, requiring adjustment to our sanding techniques. Newer build properties in the expanding areas often have engineered boards rather than solid timber, which require a gentler approach to avoid damaging the veneer layer.
We've worked extensively across Harpenden's tree lined avenues and period streets, becoming familiar with the particular characteristics of local properties. Many homeowners in the area are restoring their homes to period standards, which means understanding what finish will suit the property style. We advise clients on appropriate coating options, from matte oil finishes that suit period homes to hardwearing polyurethane lacquers for family properties where durability is the priority. The town's good transport links to London mean many properties are let to professional tenants who expect well maintained flooring.
Floorboard sanding typically costs between £25 and £45 per square metre depending on the floor condition, timber type, and whether edge sanding is required. Victorian and Edwardian properties in Harpenden often fall towards the higher end due to variable plank widths and the care needed with older timber. A straightforward modern floor in good condition sits at the lower end of this range.
A typical residential floor takes three to five days depending on size and condition. The 85 square metres in this Harpenden project required four days. This includes multiple passes with different grit levels, edge work, and final preparation for coating. You should allow an additional day or two before walking on the floor normally after coating application, depending on which finish product has been chosen.
While no sanding process is completely dust free, we use modern extraction equipment that captures over 99 per cent of fine dust during operation. We seal the room and maintain negative air pressure so any airborne dust is drawn through HEPA filters rather than settling on surrounding surfaces. Most of our Harpenden clients continue to use adjacent rooms without noticing any dust migration when we're working properly contained.
